How is the new sales tax loophole thing that Kacey came up with that Beth is so excited about now….


…..supposed to even mean anything when the new governor has removed the protection from the conservation easement and is now once again, threatening eminent domain on the ranch land?

I guess I just don’t see the significance and the importance of taking advantage of reducing the sales tax cost by obviously selling the ranch to someone for a lot less than what it’s worth….

People are making too much out of this.
All Kayce wanted to do was buy Beth’s leased car for $1.
Beth thought he had some brilliant plan, and he didn’t want to admit otherwise, so he pretended he indeed had a plan.
Now, he has to go home, put on some coffee, and think of something.

There seems to be two issues facing the Dutton's - estate tax and an eminent domain fight.

If he sells the ranch to a "friend" he trusts at a discount who then quit claims the land back to him, he could supposedly pay half or less in taxes. An eminent domain claim needs to show need by the state. I don't know if how one is tied to the other unless they can somehow file for another conservation easement after a quick title transfer.

Whether the state files a lawsuit against them for tax evasion is another matter (I confess I don't know how the laws work regarding that).

Well the elephant in the room is that Montana doesn’t even charge sales tax but even if it did, it seems to me that paying sales tax is the least of their worries at least when it comes to saving the ranch or at least getting what it’s truly worth.

First thing I thought of is they sell it to Rainwater and his people intending to share stewardship of the land, Jamie and the new governor almost get away with screwing them, then the conflict is violently as well as legally resolved and everybody lives happily ever after. Except Beth.
