Someone correct me if I'm wrong, don't know exactly how it works but, from what I picked up on HGTV, it's not unusual to receive higher offers than asking price, especially if there's a lot of competition for your real estate.
Depends on the market. Right now, yeah. People jump at the chance to buy at asking price without offering much more.
