The Silmarillion : Quenta Silmarillion Part 2 or maybe even a 3rd movie
The Silmarillion : The Fall of Gondolin
The Silmarillion : Akallabeth
Beren and Luthien would make for ideal Hollywood-fodder, but this will never happen for the reasons already given.
I could however picture a best-selling story if the original ideas could be expanded on. The B&L chapter IMO is the only other story within the Sil (with the endlessly depressing Children of Hurin) that could be adapted to film or a larger self-contained story of its own. The story has romance and adventure, is equally tragic and uplifting, and could be a huge success if Christopher Tolkien (or a ghost-writer/editor) further developed JRR's notes into a larger and more cohesive narrative.
