The OP is a massive troll, but he's not wrong. I've noticed this as well. Let's say he charges $150 a month and had 2 dozen kids; which he doesn't. That's $3,600 a month and $43,200 a year.... before taxes, rent, utilities.
That being said, I accept this show is a fantasy.
His second student was the daughter of a pro football player who belonged to a country club. Eli can apparently afford motorcycles and getting tattoos on the DL. He could have gotten away with charging more than $150 a month. Aside from that, there was the buy-out from Sid and the fact that he was renting out a run down section of a strip mall in the poor part of town. It doesn’t require that much suspension of disbelief.
A bigger question is how he made a living after losing the dojo and still struggling to find a job.

When he returned to train, Kreese kicked him out. That was after he was arrested and either quit or got fired. He was only in Cobra Kai when he had a job.

The OP was asking about Johnny making money off the dojo. Stingray was a member of the dojo when Johnny was running it. He also had money and a job. Anything that came after Johnny/Stingray left is irrelevant. That is what you are not getting.

Considering his age, he probably had the hardware store job since he was 18 or perhaps younger. If he was living with his mom and sister during that time he would have saved a considerable amount. He said so himself that he has "money to burn."

Dont forget, in the first season his rich stepdad offered to write him a sizeable check which he turned down because he was an abusive dad. But Johnny ended up taking the money. Maybe he had some of that money left over, and he gets money from his students.
My sister went to a kickboxing class and it was expensive. So Johnny could make money charging students (and changing prices depending on the students income). You'll notice many martial arts studios sites want you to send them your contact info so they can discuss price personally with you. I searched several and no program prices were listed...which to me says its expensive.
I've wondered this since the end of S2 when Kreese kicked him out of Cobra Kai...even when he was trying to get a job at the beginning of S3, he explicitly said it was just to help pay for Miguel's surgery and not for himself.
I think we're just supposed to assume he has a lot of savings.
Its a plot hole
shareLargely a plot hole, but I am pretty sure at one point its mentioned there was multiple class groups, just we only got to see one of them, so if thats what happened its possible by the time johnny pays back his step dad he has loads of cash stashed away somewhere.
There is also the possibility danny paid his bills when the dojo's merged, not beyond the impossible given he had given him 2 cars and a free repair at that point.
