How did Maguire know? Spoilers

How did Maguire know where the aunt's house was? I know he overheard the telephone conversation, but he followed Sullivan not the aunt. At first I thought maybe he followed Sullivan to the house, but after re-watching the movie, I learned that he was already at the house waiting for Sullivan.

Well, he looks for her name (maybe he had already heard her name) then he checks the last name on her sister's grave (or was she Sullivan's sister?) and well, if she was living there for a long time, it wouldn't be that difficult to find out where she lives.
