Personally Lotr was kinda boring, would love to see it in an Urban environment, like Strider could be a cop for example, just an idea.

No, it's still relatively recent and I don't see it getting old any time soon. Plus, what you're asking for is not a remake, that would still have roughly the same setting and plot, but a urban setting? That would be an entirely different world.
If you really want to see such a thing try looking for some fanfiction and maybe you can find a modern setting story with enough quality to read.
Maybe in about 20 years.

Definitely no. LOTR is perfect as is. Also, it's too soon for a remake since the Hobbit trilogy just wrapped up last year.
