The guy who lived in the abandoned factory with his dog-other threads refer to him as homeless, but it looked like he had a lot of stuff for a homeless guy- the bed looked clean, he had pictures on the wall... I got the impression that he was living there by choice. I know I'm probably just over analyzing it though...
You're right, he's not necessarily homeless. He was a "squatter" (term for a person living in an abandoned building without legal permission to be there).
You're kidding, right? Homless people weren't always, well, homeless. Plus, he was a man of advanced age. It's likely he had a business and a good home life before the town went to *beep* and he lost everything. I've met homeless folk who fit the 'insane/drunk' stereotype, as well as ones who are well-spoken, educated, and kind.
As for him knowing Sam Parrish well, again, that's easily answered. Homeless are usually the most ignored folk of any town, but they see everything. So whether he was well-off middle class in 1969 or begging on the streets, he'd have to be deaf to not know what was going on.
I was actually under the impression that the guy worked at the factory, as it obviously employed a good portion of the town's population. He may have remembered very well the day after Alan disappeared, and the way Sam lost it. Probably worked there right up until it closed down. If that led to him losing his house and such, then it makes sense why he would move into the now empty factory.

He was a squatter. I've squatted and still kitted out the place with sofas, tv, bed, shelves, etc. we paid the electricity bill and stayed until a court order got us out. 5 months free rent. When we got kicked out I just gave my furniture to my neighbours. I got it off Craigslist from a deceased estate. Not every squatter pisses in the corner and lites fires lol
