I have watched the last part of this movie before on TV. Today I thought I'd watch it through from the beginning, but at the cockroach scene I had to stop, it was too much like what I've been through myself.
I inherited some rental property in Oklahoma (I live in a different state) and didn't like the current renters for a variety of reasons. However,I knew it would be a hassle to get them out against their will, so I put up with them. In June 2010 they stopped paying rent. I had to get an attorney and I followed everything exactly according to the legal requirements for eviction. It took until the following APRIL to get them out. Meanwhile, they didn't tell me about a water leak, so I had an enormous water bill to pay (the landlord is responsible for paying utilities when the tenant defaults.) And they left trash knee deep throughout the house for me to clean up. They claimed someone else had come in after they left and done all that (including leaving lots of mail addressed to the renters, right?). Plus they did a lot of damage.
The court awarded me the back rent and the clean-up and damage charges, but my lawyer told me I would never see the money, because they are unemployed (one of them had meanwhile been put in prison for drug dealing, the other had just got out for assaulting an elderly disabled person) and they are too clever and mean.
Now, after spending a ton of money restoring the property, I hired a reliable manager of the property, who got some decent renters in last summer, and so far everything is going well. However, I don't take anything for granted anymore. The law definitely favors the renter.
