When did Mercy Farm become a B&B?

I thought it might have been sometime after the Trent girls' parents disappeared that summer, but, if Roy/Ray/Whoever stayed there the Easter before, and he was not a personal friend of the Trents, then it must have been some time, before that.

So, when did Mercy Farm become a B&B?

I thought when Angus was talking on the hike, that she said they had taken over the B&B, indicating that her parents had started the business.
