The new Blu-Ray is messed up. Theatrical Cut is missing on the disc???

I bought the new Blu-Ray at Bestbuy and it says that it has both- theatrical and director's cut on a single disc. But when you play the disc there's no movie version selection there. Furthermore, when you click on Extras it says Commando Director's Cut audio commentary only, but you can't select it, you can only choose the Theatrical director's audio commentary only which doesn't make sense, because if you select it, then it's really the director's cut commentary and not for the theatrical release as it's making you believe that there are two different audio commentaries out there. Since there's only one director's audio commentary out there anyway as far as I'm concerned and it was originally released for Special Edition Director's Cut DVD. So am I missing something here?
